Developers Seek More Public Input

DALLAS -- Plans are coming together for the Jasper Crossing Mall, which is slated to finish Phase 1 construction next year.

Mitch Teal of Commercial Investment Associates, the company responsible for filling space at Jasper Crossing, said he is still soliciting public opinion about what services the citizens of Dallas want to see offered in that space.

"We got a great response from the first survey we ran, and we are planning on rerunning the ad again," Teal said.

"Hopefully, we'll get an even clearer idea of what people want from the second survey."

The Jasper Crossing Mall will be built in a large vacant lot next to the Rite-Aid store on West Ellendale Avenue. For years it has been a common grazing spot for deer in the northwest Dallas neighborhood.

The developers had to acquire wetlands permits for the project..

Planners will also be responsible for extending Jasper Street through the property to connect with West Ellendale.

"It should improve traffic flow in that neighborhood, especially coming out of the north because they will have a bypass to take," Dallas Public Works Director Fred Braun said.

The city's only financial responsibility for the new road is to cover the utility "oversizing" when the new stores are ready to hook up.

Teal said the first public survey surprised him a bit. "The one that was by far and away the biggest request was for a shoe store. That really surprised me," he said.

Phase 1 of construction will create a space a little bigger than 40,000 square feet. Teal said he hopes to have that done by next year.

When completed, the entire complex should cover 12.43 acres and total square footage of the stores should be about 150,000.

"But that is variable and depends on what kind of businesses come in," Teal said.

A plan review of the Jasper Crossing development will be presented during the Dallas planning committee meeting at 7 p.m. on July 10.
